Very cool, eclectic, lateral loft space taking up the first floor of an industrial turn of the 20th century workshop in Shoreditch / Hoxton. In the same building as the other two units listedThe flat is essentially one large room, with a three quarter height kitchen divider separating the living space from the bedroom, and from the bedroom, a door leading to a separate bathroom with bath and shower. The space has enormous windows on three sides – fitted with blackout roller blinds for when needed.It is fully furnished with design originals including a super comfy sofa and a dining table that seats eight easily. The main space has freeview / DVD / blu-ray / full hifi and an HD projector which accepts inputs from most laptops and very fast wifi (50-70meg). The large loading doors at the end of the space can be opened to let the outside in. There is also an informal space on the New York style fire escape leading up to the entrance where one can take the sun and have a coffee on a nice day. Great mood lighting.Kitchen equipped with a gas hob, an electric oven, a dishwasher and fully stocked with cooking utensils and crockery. Central heating keeps the space toasty in winter despite the large crittal windows.There is a laundry area with a washer / dryer and an old fashioned clothes airer over the bath. The bathroom is functional and spotlessly clean.Towels and bed linen all white and of the best quality. The studio is three minutes walk to Hoxton Square, five minutes walk to each of Old Street underground station (Northern Line) and Hoxton station (East London line) and twelve minutes walk to Liverpool Street main line and underground.There is a Santander bike stand just 50m from the building. Within three minutes walk are fantastic bars and restaurants and a 24 hour grocery and bottle shop.The markets, bar and restaurants at Columbia Road, Brick Lane, Spitalfields and Broadway Market are all a short walk away. All of the former Olympic sites and the West End / Oxford Street are easily accessible (20 minute bus / 15 in a cab to Oxford Street).There is a fantastic coffee shop 15 metres away, perfect for breakfast and a late opening dry cleaners two shops down from that who can press shirts etc. while you wait if you tell them that you are staying with me. The nearest pub is just at the back of the building (but we don’t hear any noise from them) and they serve excellent pizza until late. There is also a late opening Tesco mini supermarket at the other end of the road and an organic grocery four minutes walk in the other direction. I’ve lived in the area for fifteen years and happy to suggest bars, restaurants, art events, parties etc. depending on what you are looking for.
