Introducing Sycamore House
Sycamore House provides the students with penthouses and studio apartments. Studios are perfect for students wanting their own space as well as a shared space. A full double or king sized bed, a kitted out en-suite, a study area and access to the on-site facilities is provided irrespective of the room choice. University of Leeds is a 6-minute drive and Leeds Beckett University is a 5-minute drive away. Leeds train station is a 12-minute drive. Stanningley Road Eyres Mill Side bus stop is a 8-minute drive. Food from different parts of the world are readily available within a 20-minute walk radius. A 15-minute walk can get you to a selection of bars and pubs. Leeds General Infirmary is a 2-minute walk. Absolutely! Just ensure you include their names on your application and, availability permitting, we will allocate you all to the same cluster flat. Some of our properties also offer Dual Occupancy in Studio apartments, this means couples can live together and share the costs. Please contact the property if you would like further information.
As part of your application you are asked if you have certain preferences in people you wish to share with, such as gender of flatmates. You can also add any other preferences on your application such as year of study etc. We cannot guarantee all preferences will be met and we will not discriminate when allocating rooms.
No, we do not charge a booking fee, just a refundable deposit at the time of booking.
The deposit is £250.00 and is payable at the time of making your application. After your 14-day cooling-off period your deposit will be held by a Deposit Protection Scheme. Details of which will be sent directly to you after your deposit has been lodged with them. This information is also listed with your Tenancy Documentation for you to sign upon booking.
A guarantor is someone who will fulfill your contractual obligations if you fail to do so – this includes paying any rent or other monies owed to us if they are not paid by you. Your guarantor must be over the age of 18 and live in the UK. They must be financially capable of covering your payment commitments, if necessary. The guarantor must provide copies of a photo ID and proof of residence, dated within the last 3 months. This could be a utility or council tax bill.
After you have made your booking and paid the deposit we will allocate you a room and send you tenancy documents to sign. If you are paying by installments then your guarantor will also need to sign. We need original signatures on this documentation, as it is legally binding. Therefore please post or hand deliver to the relevant property address. Please do not post to the landlord address of Manchester International Office Centre.
If posting or handing to the site is difficult for you. For example, if you are overseas, then we will accept scanned copies to speed up the booking process. However, we must also receive the original signatures within 14 days. Failing to submit original signed Tenancy Documents will affect your booking and/or move-in process.
Yes, a copy of the signed and dated Tenancy Documents will be provided to you when you move in to the accommodation. If you wish to receive a signed copy before the commencement of the tenancy then please request this from your accommodation team.
On all sites offering a 43 or 44 week tenancies extensions are possible. Please contact your site accommodation office for more information.
Some of our properties will be able to accommodate you and allow early arrivals. Please contact the accommodation office to make this request. Additional charges will apply.
Utility costs are included in the rent.
TV licenses are not included in the rent.
Some properties may offer additional add on facilities such as car parking, launderette, etc. which will be chargeable. However, there are no additional costs for booking and living with us. In some of our properties, we even provide each cluster flat or studio with their own washer/dryer. Therefore you will not be faced with laundry costs. Bonus!
